Step one—know what you can buy. We’ll work with you to establish your ideal price range before you even begin looking for a house. We’ll help you determine how much can you afford, what kind of monthly payments fit your budget, and what you’ve saved to put toward a down payment.
We know that there will be additional costs other than the purchase price when you buy your home. The inspection, appraisal and closing costs, property taxes and insurance premiums need to be factored in to your purchase. We’ll help you remember to include the extra costs when calculating your budget so that the home you purchase is a home you love.
A Demi Fox & Associates Realtors agent can help you determine your budget, find possible lender and get pre-qualified. Having your mortgage qualified ahead of time through a solid lender can give us an edge in negotiating a great offer. That’s why we take preparation and budgeting seriously.
When the financing is in place and your budget in hand, we begin sifting through listings in your target neighborhoods to find the best potential homes. We’ll narrow the list by size, the number of bedrooms and bathrooms, garage space, neighborhoods and communities. We’ll factor in your ideal schools, the length of your commute or access to public transportation and a host of other aspects. Once we understand your needs, we use our extensive knowledge of The Valley area communities and neighborhoods to pair you with the right house.
Our agents are skilled in preparing strong offers to give you the buying edge. We’re able to make the best offer based on market evidence, comparables, neighborhood and local trends, the length of time a home has been on the market, and the actual home’s value. We can advise if of potential multiple offers and strategic ways to have your offer accepted.
Once an offer is accepted and all of the documents sent to the title company, typically the contract will have an agreement for an “option” period. During this option period we’ll help you schedule a inspection, order an appraisal and even order a survey if necessary.
After closing and doing a final walkthrough and property inspection, we will arrange a closing date and time for you to sign papers at the title company. Closing costs and the balance of the down payment are due at the closing so we’ll make sure you know everything in advance so your closing is smooth.
